I get some version of this question constantly: "Should we look at Possum Kingdom, or stick closer in at Granbury?" There's no right answer — it depends entirely on what you're actually trying to build with the property. Here's how I walk buyers through it.
This is usually the first thing that narrows the decision.
Lake Granbury sits about 40 minutes southwest of Fort Worth, which makes it genuinely workable for a full-time residence with an in-office or hybrid commute into DFW. It's close enough that a lot of owners live there year-round rather than treating it strictly as a weekend property. Known for affrodable lakefront property and the community is known for its historic charm.
Possum Kingdom Lake is a different equation. It's roughly 90 minutes to two hours west of Fort Worth, depending on your route through Mineral Wells and Weatherford, and closer to three hours from Dallas. That distance rules out a daily commute for most people. What it doesn't rule out is everything else — a weekend home, a retirement property, or a full-time move for someone who works remotely and doesn't need to be anywhere on a schedule.
If your plan involves commuting into the Metroplex even a couple days a week, that distance alone often settles the question before you get to anything else.
Possum Kingdom is the more dramatic of the two, and it's not close. Clear blue water, towering limestone cliffs, and landmarks like Hell's Gate give it a scenery profile that's genuinely different from most North Texas lakes. It's a mature lake, meaning most of the shoreline available for development is already built out — what's there now is largely what you'll see going forward, which appeals to buyers who want a settled, established feel rather than an area still filling in.
Lake Granbury trades some of that dramatic scenery for a more accessible, everyday-livable waterfront. It's still a genuinely attractive lake, but the character leans more toward small-town lakeside living than resort scenery — and it comes paired with a walkable historic downtown that PK simply doesn't have.
This is where a lot of buyers get their first real gut check.
Possum Kingdom home prices vary widely, but plan on averages landing somewhere around $500,000, with true waterfront property frequently starting well into seven figures. It's an established luxury market — PK is regularly mentioned alongside Lake Travis and Lake LBJ as one of the more recognized high-end waterfront destinations in Texas.
Lake Granbury generally offers a wider spread of price points, including more accessible entry-level waterfront and near-water options, alongside its own luxury tier. If your budget needs room to flex, or you want the option to start smaller and trade up later without leaving the lake, Granbury typically gives you more room to do that.
One important piece of PK history that buyers should understand is the lake's 2010 divestiture. The Brazos River Authority sold its residential lakefront leasehold interests to Patterson PK Land Partnership, giving former leaseholders the opportunity to purchase their properties. The vast majority of those properties subsequently became deeded ownership.
Today, most residential lakefront property at Possum Kingdom is deeded, although buyers can still encounter leasehold or sublease arrangements in certain areas. The ownership structure should always be verified on the specific property rather than assumed based on its location at the lake.
Lake Granbury wins clearly here if convenience matters to your lifestyle. You're close to healthcare, a full range of shopping and dining, and the kind of everyday infrastructure that makes year-round living simple. The historic downtown square adds festivals, theater, and boutique shopping that PK doesn't have an equivalent to.
Possum Kingdom leans on nearby towns like Graham and Mineral Wells for retail, dining, and healthcare, plus the lake's own resort-style amenities — marinas, golf, and first-class dining options built specifically around the lake lifestyle. It's a different kind of convenience: less everyday errand-running, more built-in recreation and escape.
In my experience, the decision usually comes down to one of these patterns:
None of these are rules. They're just the patterns I see most often once buyers actually walk both lakes and think through how they'll use the property day to day.
Is Possum Kingdom Lake or Lake Granbury better for a full-time residence?
